Arrival & Departure

What time is check-in and check-out?

 Check-in begins at 3:00 PM. Check-out is by 10:00 AM.

Early check-ins and late check-outs may be available. Please message us to inquire. Some timeline adjustments may involve an additional fee depending on availability.

We meet you at the main house upon arrival and personally guide you to the designated parking area, located just down to the left near the bunkies and bathrooms.

 No. We provide physical keys and personally walk you to your bunkie.

We escort you directly to your bunkie during check-in.

What's Provided

Do you provide towels?

Yes. Towels are provided based on the number of guests listed in your reservation. Please ensure your guest count is accurate so we can prepare the correct linens.

Yes. All bedding and pillows are provided.

Yes. Additional blankets are available during colder months. We also have smaller cozy blankets for use around the fire. Message us anytime if you need extras.

 Yes. The bathhouse includes body wash, shampoo, conditioner, and toilet paper.

Yes. Hairdryers are available upon request and will be brought to your bunkie.

Kitchen & Cooking

What appliances are available?

Each bunkie includes an air fryer, toaster, Keurig coffee maker, French press, microwave, and mini fridge. There is also an outdoor BBQ.

Yes. We provide a Keurig with pods, drip coffee, and a French press option.

Yes. Meals can be prepared using the BBQ, air fryer, microwave, and provided cookware.

Yes. We provide real plates, wine glasses, cutlery, cookware, plastic cups, paper plates, and wooden utensils.

Fire & Propane

Do you provide firewood?

Yes. One complimentary bundle is included.

Additional bundles are $10 each.

Yes. Propane for the BBQ is included and refilled as needed.

 We provide a safety guide link for proper BBQ use.

Firewood bins are located beside each fire pit. You may leave unused wood there.

Hot Tub & Bathhouse

Do the bunkies have private bathrooms?

No. Guests share a bathhouse with six private showers and five private washroom stalls, including one accessible, gender-neutral private bathroom. 

Detailed instructions are provided in your Guest Guide. Please shower before entering. No glass or food is allowed. Children under 16 must be supervised.

Yes. Towels are provided for both the hot tub and bathhouse showers.  They will be available in your bunkie upon arrival.

 

Yes. The hot tub is serviced and shocked each morning. It is unavailable from 9:00 AM to 12:00 PM during maintenance.

The bathhouse is within approximately 200 feet or less of all bunkies and directly across from the wheelchair accessible cabin.

  • Men’s side: 2 showers, 2 toilet stalls
  • Women’s side: 2 showers, 2 toilet stalls
  • One fully wheelchair accessible all-gender bathroom with a roll-in shower
  • Outdoor shower at the back for rinsing before hot tub use

  • Bunkie 2 is the most convenient option for guests with limited mobility. It has a wheelchair-accessible design and is located directly across from the accessible shared bathroom. Access between Bunkies 1, 3 and 4 and the bathroom involves inclined outdoor paths without side rails. Depending on the Bunkie, the route is uphill or downhill and may be challenging for guests with limited mobility. Please contact us before booking so we can help you select the most suitable Bunkie.

Beds & Setup

How do I pull down the Murphy bed?

We provide a QR code with a short instructional video.

A QR video guide is available in your Guest Guide.

Yes. Each bunkie includes both firm and soft pillow options.

Pets

Can I bring my pet?

Pets are allowed only in The Camp bunkie.

Yes. There is a $50 cleaning fee per stay for dogs.

Off-leash access may be discussed if you have rented the entire property. Otherwise, dogs must remain leashed outdoors.

No fenced area is currently available. We do provide a long leash and other supplies upon request.

Please message us prior to arrival. We will ensure the appropriate cleaning fee is added correctly.

Property & Outdoor Safety

Can we explore the property?

There is a path to the river, but the terrain can be rugged. Guests exploring beyond marked areas do so at their own risk.

No. Swimming is at your own risk. There is no lifeguard on duty.

Local Area

Are there good restaurants nearby?

Yes. Popular options include Big E’s, Bedard’s, and Spitfire in Windsor. A full guide is available in your Guest Guide and Airbnb listing.

Yes. A grocery store and gas station are located less than five minutes away. Go out to the road and turn right. You will find it on the left.

Yes. Maps and guides are available inside each bunkie and digitally.

House Rules

Can we have visitors?

 Visitors must be approved in advance and are reviewed on a case by case basis.

No parties are allowed. Small private gatherings are permitted only if the entire property is rented and pre-approved.

Quiet hours are from 10:00 PM to 8:00 AM.

Yes, outside only. Please use designated butt containers and fully extinguish cigarettes. Do not discard cigarettes in the woods.

Please inform us immediately. We will work together to determine a fair solution depending on the situation.

A refundable $200 security-deposit authorization may be required for direct and other applicable bookings. Guests who book through Airbnb are not charged a separate Bunkie Land security deposit.

The $200 security deposit is an authorization rather than a payment to Bunkie Land, and we do not receive or hold those funds. With a regular credit card, it will normally appear as a temporary hold. If you use Visa Debit, your bank may temporarily remove the amount from your available balance. Once the authorization is released, your bank controls how quickly the funds become available again. If the amount has not returned within your bank’s expected processing time, please contact your bank and let them know that the merchant has released the authorization. You are also welcome to contact us so we can confirm its status on our end.

Safety & Emergencies

Where is the nearest hospital?

The nearest hospital is Hants Community Hospital in Windsor. Additional emergency services are available in Truro.

Flashlights are provided. We personally check on all guests. You may also come to the main house for assistance.

Each bunkie is equipped with both.

Eastlink reception is strong. Bell service may be limited. Wi-Fi is provided, and we recommend enabling Wi-Fi calling before arrival.

Cancellations & Changes

What is the cancellation policy?

We understand that plans can change, and we always aim to be as fair as possible while protecting the availability of our small, limited-capacity retreat.

For standard bookings:

  • Cancel 14 days or more before arrival → full refund (minus a small processing fee)
  • Cancel 7 to 13 days before arrival → 50% refund
  • Cancel within 7 days of arrival → non-refundable

For full property bookings:

  • Cancel 21 days or more before arrival → full refund (minus a small processing fee)
  • Cancel 14 to 20 days before arrival → 50% refund
  • Cancel within 14 days of arrival → non-refundable

Because we only have a small number of bunkies, last-minute cancellations are very difficult to rebook.

That said, if your dates are rebooked, we will always do our best to offer a one-time rebooking credit for a future stay.

In many cases, yes.

If you reach out early enough, we’ll always try to help you reschedule your stay to new dates, subject to availability.
